Alterations, Adaptions and Improvements by Tenants

Tenants proposing to carry out any alteration or improvement to their home must follow the procedure outlined in the tenancy agreement. It may also be necessary to obtain other permissions, such as Building Regulations, before work can commence. It is the responsibility of the tenant to maintain the adaptation or improvement

New tenants are advised of any alterations or improvements carried out by the previous occupiers that will not be maintained by the Council. They can either agree to maintain the improvement themselves or in some cases request that the item(s) be removed or disconnected.

The following are examples of items the Housing Division will not accept maintenance liability for:
  • Additional or specialist kitchen units and fittings
  • Additional or special doors or archways
  • Feature fireplaces
  • Gas or electric fires
  • Extensions, covered ways, additional paving
  • Showers, and specialist electrical fittings

If you have made any improvements to your home since 1 April, 1994, you have the "Right to Compensation for Improvements". This means that if you have carried out improvements to your home, the Council will consider repaying a proportion of the original cost of the work at the end of your tenancy.  This is provided that you had prior written permission and the work was a qualifying improvement as defined in Compensation for Improvements Regulations.  Details of the regulations can be obtained from the Housing Division on request or from this external website
