Information on recharging tenants for repairs
In general terms the Council is responsible for repairing and maintaining the structure and property together with any fixtures and fittings originally provided by the council. Recharges will apply in circumstances where:
- You or a member of your family or your visitor causes damage to your home
- Damage is caused by neglect, misuse or abuse by Tenant, their family or visitors to the property
- Loss of keys and we have to force entry and change locks
- The repair is the responsibility of the Tenant but you ask us to do the work
When vacating a property, the Council will recharge for items damaged within the property and for clearance of any rubbish left. It is unfair that all Tenants have to pay for these repairs through their rent payments so we have introduced a policy to help stop this from happening. Repairs, which are caused by fair wear and tear, will not be recharged.
Each case will be assessed and discussed with the Tenant concerned.
The following gives a guide to the charges made for repair work. These costs are typical costs for a standard job. Actual costs may vary due to the extent of the work. All invoices will have an administration charge of 12.5% added to cover Council's costs of administering the recharge process. This will be subject to an annual review.
