Renting a property that is listed or in a Conservation Area from the Council
Tenants
If you are a tenant living in a building that is listed or in a Conservation Area and have concerns that it is in disrepair, then you need to inform your Tenancy Officer just as you would normally when problems happen to your home.
You should have been told if your house is listed or in a Conservation Area, but if you would like to check you can look up information here:
Check if your house is listed by typing in your postcode into the search box on this website: Search the List: Map Search | Historic England
Check if your house is in a Conservation Area by clicking on the map for your town or village and looking at the boundary of the area to see if your house is within or next to it: Conservation Area Appraisals | North Warwickshire Borough Council
Houses in Conservation Areas (or next to them) play an important role in how we look at special parts of our towns and villages. Different rules apply compared to houses in places where there is no Conservation Area. We recommend that you email or call us at the contacts listed below to check if you are uncertain.
If you are wanting to repaint, repair or replace outbuildings, fences or walls surrounding your home you have to contact the Council first to make sure that these works can be done. This is because buildings that are listed or in Conservation Areas have special rules that everyone has to follow when thinking about making changes to them. You can:
- email conservationofficer@northwarks.gov.uk,
- call 0777 809 1842 to leave a message for us to call you back with advice, or
- speak with your Tenancy Officer.
Houses in Conservation Areas have more controls over how they look from the outside whereas listed buildings are important inside and outside.
Listed buildings are protected by law and cannot be altered without speaking with us first. This means that we have to think about:
- fixtures and fittings inside such as wood paneling, a staircase or anything screwed down, and
- outbuildings and walls/fences outside of the building.
What the Council will do to protect listed housing stock or houses in Conservation Areas
- Prepare a list of all Council properties that are listed or within/adjacent to a Conservation Area and make sure this is readily available to everyone dealing with the property.
- Inform you if your property is listed or within or adjacent to a Conservation Area.
- Understand that different rules apply to listed buildings and houses within or adjacent to Conservation Areas.
- Any works will take into account the heritage asset and follow procedures agreed with the Conservation Officer.
